KATIE BROOKS

INTERIOR DESIGNER

About

01 about

I take pleasure in creating spaces for people to enjoy. With ten years in the profession, my experience as an in-house designer for a commercial real estate company gives me a unique perspective and skill set for an interior designer. I know how to look at a dated space and think about how its location, existing building architecture, budgetary constraints, and proposed usage will shape its renovation. From project conceptualization to completion, I have experience discovering and visualizing the story of what a space wants to become. I love the nature of the collaborative process, the push and pull of ideas. Sometimes ideas come out of nowhere, sometimes they are a slow crescendo. The important thing is keeping an open mind to the creative process. My most recent director of design says my biggest strength “is the creative vision, passion, [and] attention to detail” I bring to every project. I think not only about the flow, function, and aesthetics of a design, but also about how the areas I create help support those distinct moments and activities that make a place feel special.

My role on each of the subsequent projects reflect the following duties:

  • Coordinate with internal teams, including executive, leasing and property management, to evaluate upcoming projects and determine scope of work, goals for the project, programmatic requirements, and rough budgets.

  • Prepare RFPs and review architectural proposals to determine which firm to partner with on each project.

  • Lead charrettes with partner firm to develop concepts, work through space planning, and further refine budget pricing during the schematic design phase.

  • Collaborate with partner firm to finalize the design, palette, and material specifications during the design development phase.

    • On several projects (marked with *), I completed the concept development, space planning, and finish selections myself, relying on the partner firm to document my designs for the sealed drawing set.

    • On several other projects (marked with ^), I completed the concept development, space planning, finish selections, construction documents, and FF&E selection/ procurement myself.

  • Redline project drawing sets during the construction document phase.

  • Monitor the construction process to ensure that the contractor adheres to the design intent during the contract administration phase. Review submittals and make decisions in the field based on unforeseen conditions.

  • Conclude the project by specifying furniture, commissioning art, and shaping marketing and branding efforts during the FF&E installation phase.

  • Celebrate as typical rental rates rise and vacancies fall for properties with completed projects.
